Understanding your options

Fixed vs. variable — the short version

Fixed rate: your rate is locked for the full term, so your payment never moves — good for anyone who values a predictable budget.

Variable rate: your rate moves with the lender's prime rate. Payments can be structured to stay fixed while the principal/interest split shifts, or to move with the rate — historically the cheaper option over a full term, with more month-to-month uncertainty.

Insured (high-ratio): for down payments under 20%, mortgage default insurance is required, which typically unlocks a lower rate than a conventional (20%+ down) mortgage.
